Electric: The inspection of the electrical system includes the following: the service drop; the service entrance conductors, cables, and raceways; service equipment and main disconnects; service grounding; interior components of service panels and sub panels; conductors; overcurrent protection devices; a representative number of installed lighting fixtures, switches, and receptacles; ground fault circuit interrupters and arc fault circuit interrupters. Heating: The inspection of the heating system includes any installed heating equipment and their filters, vent systems, flues, and chimneys. Any readily openable access panels are also opened. Cooling: The inspection of the air conditioning consists of the central and through-wall equipment (but not window units), as well as the distribution systems. Any readily openable access panels are also opened. Plumbing: The inspection of the plumbing system includes the following: the water supply and distribution system, including all fixtures and faucets; the drain, waste and vent systems, including all fixtures; the water heating equipment and hot water supply system; vent systems, flues, and chimneys; fuel storage and fuel distribution systems; drainage sumps, sump pumps, and related piping. We do not operate any shut-off valves. The inspector WILL NOT perform water quality tests or inspect for the presence of environmental hazards in the home (such as lead solder or lead pipes) if water quality is a concern to you have additional water sampling and testing performed. Any comments regarding environmental hazards related to the plumbing systems or any other areas of the property are a courtesy only. Note that if in a rural location, sewer service and/or water service might be provided by a private waste disposal system and/or well. Inspection, testing, analysis, or opinion of condition and function of private waste disposal systems and wells is not within the scope of a home inspection. Recommend consulting with seller concerning private systems and inspection, if present, by appropriate licensed professional familiar with such private systems. If a Septic System is on the property, pumping is generally recommended prior to purchase, and then every three years. Water Heater: Water heaters are inspected for normal operating controls, automatic safety controls, and the exterior surfaces of the, chimneys, flues, and vents. Inspectors cannot predict how long a water heater may last- age, use, and water quality will affect the performance and life expectancy of water heaters differently.
